Our personalized team at JNF Properties wants to welcome you to your new home. Our greatest assets are happy residents, so please let us know when there is an issue within your unit or if we can assist you in any way. Below is useful information that may be helpful to you as you begin making your unit your home.

Roommates

As outlined in your lease, the management team needs to be notified immediately of any changes in the occupation of the apartment. New roommates will need to apply and once approved will be added to the existing lease. Departing roommates will need to notify JNF Properties in writing. An inspection can be requested to release the departing roommate of any future damage charges, rent payments, etc.

Service Requests

Login to your tenant portal to request any maintenance on your unit or property. In case of an emergency, after ensuring your safety, call JNF Properties immediately. If after office hours, you will be able to speak with an on-call representative who will notify the property manager on call.

Examples of emergency:

  • No heat (if winter months)
  • No electricity
  • Gas smell
  • No water
  • Plumbing/flooding (If there is a leak, please use a bowl/bucket to help prevent further damage)
  • Any hazardous condition that could cause a fire

Cable/Internet

At tenants’ expense, cable and internet can be installed in the unit if not already present. Satellite dishes are not permitted at any property.

Lockout

If you are locked out of your apartment during office hours, visit the office to get our backup key which you can then gain access to your unit or if needed, make a copy of the key. The key must be returned to the office or dropbox before 5pm on the same day or a fee will be assessed. If you are locked outside of office hours, you will need to call a local locksmith and pay for this service. We are not contracted with any locksmiths, but here are a few options:

Regular Trash Removal

Any property that has more than 4 units will have a dumpster on the premises for tenant use. The following properties have curbside pickup provided by the City/Town on the day listed. Please be sure to use proper receptacles per each town ordinance:

  • 23-25 Spring St – Thursday
  • 26-28 Spring St – Thursday
  • Bowdoin Place – Monday
  • Yale Street – Friday
  • Mount Hope Avenue – Friday
  • 31 Tibbets St – Tuesday
  • 491 South Main St – Tuesday
